De Montfort Court Management (Leicester) Ltd

De Montfort Court Management (Leicester) Ltd is the ‘Management Company’. The Management Company is owned by the twenty-five leaseholders of De Montfort Court, each of whom own one share. The ‘Lessor’ Caledonian Roofdwellers Ltd also holds one share. Each share carries one vote. Since 2024 the Management Company Board has expanded to eight Directors, all of whom are leaseholders. They are: –

Keeping invoice and reporting formats up to date in accordance with changes in legislation

Organising and Minuting Board Meetings

Walks the stairway at no 4 and no 6 at least once a month checking for obstructions or lighting defects

Checking emergency lighting in no 4 and 6 at least every three months

In the Lease the Management Company covenants with the Lessors (Caledonian Roofdwellers Ltd) and the Tenant (flatowner or leaseholder) that it will perform the following (edited) obligations namely:-

  1. To maintain and keep in good and substantial repair and condition:
    1. the main structure of the Building including the principal internal timbers and the exterior walls and the foundations and the roofs thereof with their main water tanks main drains gutters and rain water pipes (other than those included in this demise or in the demise of any other flat in the Building)
    2. all such gas and water mains and pipes drains waste water sewage ducts and electric cables and wires as may by virtue of the terms of this Lease be enjoyed or used by the Tenant in common with the owner or tenants of the other flats in the Building
    3. the Common Parts
    4. the boundary walls and fences of the Estate
    5. the flat or flats or accommodation within the Building occupied or used by any caretakers porters maintenance staff or other persons employed by the Management Company in accordance with the provisions of Clause 6(f) hereof
    6. all other parts of the Estate not included in the foregoing sub paragraphs (i) to (v) and not included in this demise or the demise of any other flat or part of the Building
  2. As and when required by the Lessors or more frequently if the Management Company shall deem necessary
    1. To paint the whole of the outside wood iron and other work of the Building and the Estate heretofore or usually painted and grain and varnish such external parts as have been heretofore or are usually grained and varnished
    2. to stop paint whitewash whiten paper and colour all the inside woodwork ironwork walls and ceilings of the Building as have been or are usually whitewashed whitened painted papered and coloured grained and varnished (other than those parts which are included in this demise or in the demise of any other flat in the Building)
    3.  to whitewash whiten paper varnish colour and grain such of the parts of any flat or flats or accommodation occupied or used by any caretakers porters maintenance staff or other persons employed by the Management Company in accordance with the provisions of Clause 6 (f) hereof as have been or are usually painted papered varnished coloured grained and whitewashed
  3. To procure that the Lessors [Caledonian Roofdwellers Limited] insure and keep insured in the joint names of the Lessor and the Management Company the Estate … in the full value thereof including an amount to cover professional fees and other incidental expenses in connection with the rebuilding and reinstating thereof and to insure the fixtures and fittings plant and machinery of the Lessors and the Management Company against such risks as are usually covered by a Flat Owners’ Comprehensive Policy and to insure against third party claims made against the Lessors or the Management Company in respect of management of the Building
